Sylvan Shores Association Inc. Rules at a Glance:
Association annual dues are $120 for the first lot in each subdivision, $45 for each additional lot in each subdivision to be paid April 1st of each year.
All lot lines must be located prior to applying for a building permit from Sylvan Shores and Todd County Planning and Zoning.
A building permit from Sylvan Shores and Todd County are required before you begin your building project.
Electric, septic, and well needs to be established before building/moving a home onto the premises.
A building's exterior must be completed, (painted, stained, or vinyl/steel siding) within one year of the start of construction.
Homes must be a minimum of 600 square feet of designated living space (excluding garage, deck, or porch areas).
Residents of Sylvan Shores may not at anytime live in a tent, shack, garage, barn or other outbuilding temporarily or permanently, nor shall any structure of a temporary character or any building in the process of construction, be used as a residence.
Mobile homes and manufactured homes are allowed in designated areas and need to be skirted and maintained.
Garages may not be constructed on an empty lot.
A building permit from your township is required for culvert and driveways. Please contact your township for more information.
No camping is allowed on an undeveloped lot.
Sylvan Shores has a designated area to deposit branches, mulch, leaves and grass clippings.
Burning any debris including but not limited to the items listed above within Sylvan Shores is prohibited.
All pets must stay on your property through the use of underground fencing, kenneling or leashing.
No animals may be raised for the purpose of profit or farming.
All premises must be kept free of debris, garbage, vehicles not in working order, etc.
There is a three car limit per lot, with the exception of vehicles stored in an enclosed building. All cars must be licensed and in working order.
All members must be compliant with the covenants and by-laws to use common properties such as the clubhouse, clubhouse grounds, campground, and landings.
Any children under the age of 14 must be accompanied by an adult in all common areas of Sylvan Shores.
Hunting within Sylvan Shores common properties is prohibited.
Motor vehicles of all kinds may not be driven on the Sylvan Shores Clubhouse grounds.
