Where is Sylvan Shores scenic lake country located?
Sylvan Shores is 25 miles north east of Long Prairie and roughly 40 miles south west of Brainerd Lakes area. (Please view maps below)
From St. Cloud Highway US-10 merge onto US-10 toward Motley at 371 split, then go about 18.6 miles. Turn left on County Road 7 (after Cushing). Go about 8.7 miles then take a left onto County Road 26. Go about 0.8 miles and Sylvan Shores will be on your left. Roughly 63 miles from St Cloud.
From Long Prairie take US 71 8.2 miles to Browerville. Turn right onto County Road 21, and go about 12.5 miles. Turn right onto County Road 26 at the corner of Don & Dave's Store. Follow Co. 26 for 3.6 miles and Sylvan Shores will be on your right. Roughly 25 miles from Long Prairie.

Building Requirements in Sylvan Shores
All building requires a Sylvan Shores permit and a Todd County permit.
1. All lot lines must be located prior to applying for a building permit from Sylvan Shores and Todd County Planning and Zoning.
2. All cars on your premises must be licensed and in working order. There is a limit of three vehicles and any additional ones must be stored in a enclosed building.
3. All lots with dwellings may store a camper currently licensed, in working order. It must be moved at least once a year. The stored camper must adhere to your building setbacks.
4. All pets must be kenneled or tied. Dogs and cats are the only outdoor animals allowed. No animals can be raised for the purpose of profit.
5. Burning barrels are not allowed. (Also a Todd Co. Ordinance)
6. All premises must be kept free of debris, garbage, old cars, campers, etc.
7. Permits from your township are required before driveways are put in.
8. Assessments must be paid each year before the due date in order to use any of the facilities. The Assessment fee is $120 for the primary lot and $45 for additional lots.
9. The assessment fee allows the owner to common grounds of Sylvan Shores, and covers maintenance, up keep and stuff.
10. There is no overnight camping allowed on undeveloped lots.
11. All buildings must be completed and painted or stained (unless vinyl or steel siding) They are to be well kept and maintained on a regular basis. Mobile homes and doublewides need to be skirted and maintained.
12. The annual meeting is the 1st Saturday in May. All property owners in good standing are eligible to vote and each lot is considered one vote.
13. No discharge of firearms is allowed within Sylvan Shores Property Owners Association land.

All building requires a Sylvan Shores permit and a Todd County permit.
- All buildings larger than 32 square feet need a permit. The only structures not requiring a permit are fish houses and deer stands. (This a Todd County requirement also.)
- Additions to houses and garages need a permit.
- Homes must be a minimum of 1000 square feet foundation size.
- Homes built in Sylvan Shores #1, Fawn Lake Meadows, Pine Island Heights, Sylvan Shores South, Little Pine Shores and Prairie River Heights subdivisions must be stick built or a wood frame modular home.
- Sylvan Shores Villa and Timber Ridge subdivisions are allowed to have mobile homes with a minimum square footage of 600 and a market value of $20,000.
- Driveway permits are obtained through the appropriate township. Driveways must meet state standards. Minimum of 25' wide with a 3' to 1' slope off the sides.
- Septic design and well must be approved by Todd County before building can begin.
- Sheds or garages are not allowed on vacant lots.
- Sylvan Shores allows one out building (garage, shed, etc.) per lot.
- The garage floor must be a minimum of 6" below the entrance to the dwelling.
- Garage or pole barn type buildings can be a maximum of 30'X50", with the height not to exceed 18', sidewalls not to exceed 12'.
- Permanent tent like structures need a permit.
- Temporary tent like structures must be removed in the fall of every year.
- Once a permit has been issued, you will have a year to start your project.
- Houses and garages must have the exterior completed within one year after starting.
- Sylvan Shores follows all Todd County setback requirements: side yard is 10',road side is 20' from property line and if on the lake you must be 100' from the lake.
- The fine for not getting a building permit is ten times the amount of the permit, currently the fine would be $500.00.
